Project Description below:

EPIC Concrete Construction, as developer and general contractor, is requesting subcontractor bids for two new buildings at Winwater in Blue Springs, MO.

· Winwater Office: a two-story office and warehouse of about 20,400 SF, with a 1,764 SF mezzanine and a sprinklered pre-engineered metal building shell.

· Flex Spaces: a single-story building of about 19,000 SF with nine tenant suites. It is a sprinklered grey-box shell, and tenant fit-out is by others.

Trades requested:

· Both buildings: structural and misc. steel, rough carpentry, insulation, sealants and flashing, doors, frames and hardware, overhead doors, storefront and glazing, metal framing and drywall, acoustical ceilings, flooring, painting, stone veneer, CMU trash enclosure, toilet accessories and signage, fire sprinkler (design-build), plumbing, HVAC, testing and balancing, and electrical.

· Site: asphalt paving, striping, fencing, landscaping and site lighting.

Not part of this bid: EPIC is self-performing concrete, earthwork and site utilities. Both PEMB packages are sole-sourced to MAR Building Solutions, and the security systems (video surveillance, access control and vehicle gate access control) are sole-sourced to Kenton Brothers Systems for Security. Electrical, fencing and gate bidders must coordinate rough-in, power and gate locations with Kenton Brothers.

Bid documents: Architectural and MEP bid sets for Flex, architectural plans for Office, and Site Civil Plans Rev 2 (9-29-26).

Bids due: Wednesday, October 21, 2026 at 5:00 PM CT.
