SPECIFIC REQUIREMENTS
Summary:
The user of the proposed leased area is the operations of the University of Florida and its Lastinger Center for Learning. Tenant uses shall include specialized studio, general office, administrative, and related uses as necessary for operation. Tenant seeks a location to operate the above uses with adequate access and parking. Office hours are generally Monday-Friday, 8:00am - 6:00pm, but Tenant will often hold events afterhours and on weekends.
Additional Requirements and/or Limitations:
The proposed Premises shall include a minimum of 7,000 – 17,000 ± contiguous rentable square feet, and within the area outlined in Exhibit “C”. Proposed locations outside of the defined area will be considered on a case-by-case basis.
Delineation of space:
The proposed premises should be relatively close to the general layout presented below. Final space requirements may vary from the details below:
• Lobby area – Large enough for a reception desk and seating for up to 8 people
• Male/Female/Gender Neutral Restrooms per code
• Standard Offices – 10 - 20 standard offices to accommodate 1 staff person each (120 square feet)
• Executive Offices – 5 executive offices to accommodate 1 staff person each with a small table for meetings (160 square feet)
• Executive Suite – 1 executive suite with an adjoining office or antechamber for an assistant (200 square feet for the executive office plus 120 for the adjoining)
• Copy Machine/Supplies Room
• Open Work Spaces – Area adequate to accommodate 15-20 open work spaces
• Production Studio (option)– 30’x25’ space with open ceiling at least 12’ ceilings. Lighting racks will be suspended from the ceiling. An adjoining control room of 10’x15’.
• Break Room – Seating for up to 8 people - with kitchen area (no stove required)
• Sound insulation between offices and within the production studio is important
• 1-2 large storage closets 5x10 (1 in close proximity to the multi-purpose room to store excess furniture)
• 1 Multi-purpose Room – Large enough to accommodate up to 30 people in a classroom configuration
• Small Meeting Rooms – 1 small meeting rooms (up to 6 people each)
• Window shades / blinds in all areas with windows

Occupancy is desired by Q4 2026.
